Christo Joe is a Performing Artist, American Real estate broker, Technology inventor. He is the founder and CEO of Guaranteed Sale,[1] a Technology based B2B real estate brokerage helping real estate agents to close more transactions in New Jersey. Guaranteed sale is considered one of the most successful B2B real estate Business model in the United States. They have represented clients for homes in all the counties in New Jersey.

Background

Christo Joe was born into a middle class family named Cherupushpam, at Peravoor in Kerala, India, as the elder son of C.O Joseph and C.M Kocutressia. Both his parents were school teachers. He has 2 siblings, Siju and Simi. He learned real estate from his father, a part time real estate investor in Thondiyil, a town in Kannur district in India.

Early life and education

Joe attended St Johns UP School Thondiyil, an aided school in the hill section of Kannur district, Kerala, where his parents were teaching. In 1987, he completed his upper primary school education and attended St Joseph’s High School, Peravoor where he completed SSLC in 1991. In his school years, Joe had average grades but was described as a bright and hardworking student who had a strong desire to learn. After high school, Joe went to Calicut University, where he received under graduate degree in English and political science in 1993.

Joe originally had no intention of attending college and started a cable tv business in his hometown Paravoor. Business did not work out well and he decided to pursue college and moved to Bangalore. In the year 1998 Joe graduated with Bachelor of Arts and later got a MBA degree in information systems from Dayanda Sagar College[2] under Bangalore University. In 2004 he completed LLB from Al Ameen College Bangalore.[3] In 2012 he joined University of New Haven Connecticut for Masters in Health care administration[4] and got his diploma. He decided not to pursue this course further.

Career

While in Bangalore, Joe spent time shadowing Real estate developers and marketing professionals. He was a regular reader of Times of India,[5] a daily newspaper which gives importance to real estate related topics. It was at that time that he became more serious about real estate and began buying and selling land.

After graduation, Joe began his career in real estate in 2001 in Bangalore, India and was known for representing large properties and high-end real estate. He attributes his initial success to luck, as he did not come from a privileged background. One of his first sales was selling 6 flats in a month in Shobha Arcade in 2003. A land developed in Kanakapura road, Bangalore near Art of living[6] is what Joe credits as his "breakthrough deal," landing him deals that ended up in selling several apartments in 2005. Soon after this he moved to USA.

In 2014 he joined with Public Trust Realty group,[7] a real estate firm based in Teaneck New Jersey. He started working with Aniyan George an Investor, flipper and owner of Fords office, a branch office of the company. The company was renamed as Lovi Realty[8] in 2019. Along with Aniyan George, Joe started Flat fee listing brokerage model and later converted it to 1% commission listing model.

Joe is known for his high-profile estate listings. In February 2018, Lovi Realty became a full-service brokerage. Joe had previously worked at brokerages such as Coldwell banker[9] when he was living in Connecticut and Keller Williams[10] when his family was in Philadelphia.

Guranteed.sale overview

Although guaranteed sale is itself a real estate broker, it does not provide services directly to clients. Instead, guaranteed sale divides New Jersey State into territories and top performing agents will be hired in each territory as territory agent. The company aims at marketing and virtual assistant support to it territory agents.

Guaranteed sale’s algorithm ranks its agents’ websites according to data available from the agent’s territory. Their Virtual assistants provide professional administrative, technical and marketing assistance to agents remotely from their off shore office in India. Agents pay a service fee every month. There is No commission split. Agents get to keep 100% of their commission. He attributes his success to having knowledge of New Jersey region in addition to his confidence as a broker. With 95% of his business coming from client referrals, he ensures that their needs are always met with efficiency.

As a performing Artist

Joe began to perform magic as a hobby when he was still a teenager, in 7th grade. He focused initially on traditional tricks with cards and match sticks. At the age of 25 he began experimenting with escape acts and blind fold bike riding. But he had little success in magic as a profession.

Joe’s big break came in 2000 when he met the well-known magician Arun Kumar Dutt[11] at Bangalore. Impressed by his magic act and seeing his potential, Dutt advised him to concentrate on escape acts and recommended him to some of the escape artists. Within months, he performed his first act, spike escape at Dayanada Sagar college grounds during his MBA final year.

Between 1998 and 2016 he performed several escape acts, illusions, card tricks and outdoor stunts, and became national award winner in 2002 for the best magician in India. He also toured Singapore, Malaysia, Sri Lanka, UK and many European and Gulf countries and became widely known.

In the 2012 Times of India Newspaper journalist Geetha wrote:

Joe devises performances that combine sleight-of-hand with more theoretical preoccupations drawn from performance art, conceptual art and what's known as relational aesthetics: a tributary of the first two in which spectators become indispensable, unpredictable participants in creating an artwork's meaning.

Charity:

During his early years, Joe was captivated by stories of the lives of missionaries working amongst the poor. He was deeply influenced by Mother Teresa. He worked along with her and the Missionaries of Charity in the streets of Calcutta for 6 months.

Personal life

Joe resides in Iselin, Woodbridge township in Edison.[12] He is married to Leena Kuruvilla, a research scientist at Pfizer,[13] whom he met through a Matrimony website. They have 2 daughters Jessica and Sophia.
