She is the Founder, President and Chief Growth Officer of Zed Capital Real Estate, a fast-growing luxury property firm in the UAE known for its high-profile developments and innovative brokerage model.[1] She also oversees Zed Living, the company's short-term rental and property management arm, which caters to the region's growing demand for flexible, design-led living spaces.[2] In addition, Khoury is the founder of I Am The Company, a fashion and lifestyle label dedicated to championing women’s empowerment across the Middle East through fashion and education.[3]

Khoury gained international recognition after joining the main cast of Netflix's reality series Dubai Bling in 2022, where she was featured for her role in high-stakes real estate transactions and her dynamic presence. She has since become a prominent public figure, integrating her entrepreneurial achievements with her media profile and brand advocacy.[4]

Early Life and Education

Zeina Khoury was Born December 13, 1983, in Lebanon, she grew up in a family that deeply valued education and self-confidence, alongside her two siblings. She attended the Beirut Evangelical School for Girls and Boys (BESGB), graduating in 2001. From there, she pursued a Bachelor’s in Business Administration (Banking & Finance) at Notre Dame University–Louaize in Lebanon, earning her degree in 2006. While at university in Lebanon, Zeina took on multiple part–time roles to support herself – modeling, playing basketball, and working as a radio presenter. This later led her to make the move to Dubai, United Arab Emirates in 2006 to start her career. Zeina met her husband, Hanna Azzi, in Dubai in 2010. They dated for over a year and got married on December 17, 2011. They had their first child, Joe, in 2016, followed by their second child, Alexa, in 2018.[5]

Career

Khoury's real estate career began in 2006 with significant roles in landmark UAE developments such as Palazzo Versace Dubai and D1 Tower. In these positions, she led business development and sales operations, managing executive teams and contributing to transactions exceeding AED 3 billion.[6]

In 2023, Khoury founded Zed Capital Real Estate to address a gap in the market for full-spectrum real estate advisory. The firm offers end-to-end services for developers - including plot acquisition, branding, product strategy, pricing, Dubai Land Department registration, and sales via a network of over 3,000 cooperating agencies. Under her leadership, the company has developed or managed over AED 3 billion in real estate properties and launched key projects such as Starlight Park, The Cube Residences, and Viera Residences.[7]

In addition to brokerage and consulting, Zed Capital has expanded into rental management through its subsidiary Zed Living, offering premium short- and long-term rental solutions with retention rates of 70–80% and rental yields averaging 5–12%.[8]

Khoury is also leading Zed Capital’s transition into direct development, with its first in-house residential project currently in planning.[9]

In parallel with her real estate ventures, Khoury founded I Am The Company, a fashion and lifestyle label rooted in female empowerment. Built around the concept of “everyday luxury,” the brand also serves a social purpose, directing a portion of its profits toward women’s education initiatives across the Middle East. Positioned at the intersection of purpose and style, I Am The Company reflects Khoury’s broader mission to support women in business and leadership.[10]

Media and Public Presence

Khoury gained wider recognition as a main cast member on Netflix’s reality TV series Dubai Bling, which premiered in October 2022. The show, centered around the lives of Dubai's social elite, followed her navigating complex real estate deals alongside personal and professional dynamics. By Season 3 (January 2025), the show had surpassed 2.4 million views and 18.6 million hours watched in its first week, broadening her visibility across regional and international audiences.[11]

Her on-screen presence helped spotlight her entrepreneurial journey, drawing attention to her role as a self-made businesswoman. She was dubbed the "Queen of Versace" by Cosmopolitan Middle East[12] and highlighted by SoapCentral for her financial independence and business focus. Through appearances on podcasts like Unscripted with Spencer Lodge, Khoury has reflected on her early challenges and how the show became a platform to share her story and expand awareness around her work.

She also used the show to introduce conversations around working motherhood and evolving business culture, coining terms like "Hush Hush" to describe quiet ambition and emotional strength in leadership – concepts that resonated with many viewers and contributed to her growing online following.

Across social platforms, Khoury maintains a powerful presence with over 1 million Instagram followers and more than 480,000 TikTok followers, where her content, ranging from luxury property tips to fashion, family, and trend commentary, has generated nearly 8 million likes. Viral content such as her "$300 to millions" series and her take on Middle Eastern pop culture moments position her as a leading voice at the intersection of entrepreneurship, identity, and digital influence.[13]

Zeina Khoury lives in Dubai with her husband, Hanna Azzi, General Manager of Nikki Beach Hotels & Resorts, and their two children, Joe and Alexa. She often speaks about the realities of working motherhood and maintaining balance amid a public-facing career.[14]
